In the update of the law of urban leases carried out by the Government, it is established that companies that own rental housing have to make 7-year leases, giving more stability to tenants.
The problem is that any company has to formalize contracts for 7 years, regardless of the number of properties they rent. However, even large landlords (with more than 15 rental homes) do not have to comply with this law. As administrators, we have several owners (companies) who own 2 to 4 properties, which are greatly affected by this amendment to the law. Therefore, a large decompensation is generated.
This generates a behavior that is repeated in these companies that own real estate: selling the property. This action is due to the fact that some landlords consider that it is not profitable to have flats for rent, generating a negative effect in the rental sector, as the supply of flats decreases.
From Grup Solfinc we consider that to give stability to the rental sector by increasing the supply of flats, the law should be rectified, making all rental contracts are 5 years for all landlords, as 5 years is a fair time for both parties and therefore beneficial to all.
